Box Hill Corporate Center

Art Builders is the developer for the Box Hill Corporate Center project. The firm has been involved in numerous small and medium-sized retail, commercial and office development projects, including the planning of the Festival at Bel Air South.

Box Hill South was originally 350 acres of wooded landscape. Currently, 200 acres have been developed into apartments, townhomes and single family homes. The remaining 150 acres are now being developed into the Corporate Center. The 150 remaining acres carry a commercial industry (CI) zoning classification. The goal, however, is to preserve much of the wooded buffer and provide a "first class" project in a campus-style setting. The current plan calls for 25 separate building and parcels. About half of those will be one story flex, R&D type facilities. The other facilities, located on higher ground, will consist of low to mid-rise buildings. Combined, these facilities will be used for office, light industrial, light distribution, research and development and other commercial uses. There is about 1,000,000 square feet of office space.

The Corporate Center will also have many amenities, such as public areas, restaurants, day-care centers, health and fitness facilities, conference centers and possible hotel and retail services. There will also be jogging and fitness trails, and nature walkways which will connect the park and the residential areas. Low-rise parking structures will be used, as needed. The nature trails, streams and ponds on-site will enhance the setting and be enjoyed by the approximately four thousand employees, as well as the local residents.

To insure a professional appearance, architectural design guidelines and strict covenants, conditions and restrictions will be placed on the property. Again, the goal is to develop a "first class" project for Harford County.
