Box Hill South Homeowners Association Meeting Minutes

December 22, 1999

The meeting was called to order at 7:30 PM.

Present: Rob Furlong, Tom Pearson, Dave Riggin, John Munno, Pat Rogers, Al Peisinger and Sallie Foster with TPSI.

Absent: Dave Hastings.

The minutes for the November, 1999, meeting were approved as read.

It was reported to Sallie that the following address had homeowners who had moved: 3228 MVD, 3219 MVD, 3109 HRT. Sallie instructed to follow up and make sure we had record of new owner.

The auditor with Hajek & Associates, Jeff Tolley, did not appear at the meeting to discuss the increase in the taxes. Sallie instructed to make sure he comes to the January, 2000, meeting.

The recall of GE dishwashers was discussed. It was agreed that it did not warrant a special mailing and expense. A note regarding it would be put in the next newsletter. Pat Rogers agreed to try and work up a newsletter.

Sallie reported the storm water management association meeting would be held on January 26, 1999 at 7:30 PM here at TPSI. Rob Furlong and John Munno were going to check their schedules to see which one would be available to represent BHS-HOA at the meeting.

Mr. Malinowski of 3250 MVD and his hunting on common property was discussed. Sallie was requested to write Mr. Malinowski and state that there should be 'no hunting, shooting, or discharging of any weapon on BHS-HOA common area property for him or anyone else. In addition, the letter should include that there shall be no further cutting of trees on the common area behind his home.

The board talked about making a resolution regarding the no hunting on common area property. Sallie instructed to contact DNR and also the Sheriff's office regarding the laws about discharging weapons on private property. Sallie also to find out the legal definition for 'weapons'. Does it include bows, crossbows in residential areas? This information will be needed when trying to determine how posted signs for 'no hunting, etc. ' should read.

The proposal by Gardner (regarding Tree Frog Court) about the excess water running over the concrete sidewalk and onto the street was discussed. Doug Gardner's proposal included a drainage system for the rear of all homes on the odd side (starting with 3401) Tree Frog Court. After discussion by the board, Sallie was instructed to :

1) make sure that Doug's proposal was redone only to address the water on the common area on the far side of 3401 TFC that is running over the sidewalk. The board felt that putting in a drainage system behind each home was too costly and unnecessary.

2) that Benhoff was made aware of the same.

Sallie was to get proposals from both Benhoff and Gardner on the TFC and Copper Ridge water drainage problems.

The bidding of the auditors for the year 2000 was discussed. The board agreed that they felt it necessary to get proposals from different auditors no later than March. Sallie to start working on this in January.

The architectural requests were reviewed and the following homeowners will be receiving approval letters:

Fence

J. Cummins

3308 MVD

Shed

L. Lange

3252 MVD

Above-ground Pool, Metal Swing Set (must be removed when moving), pond, vegetable garden

The following homeowner will be sent a rejection letter:

M. Dyess 3415 TFC Galavanized steel shed

(ALL sheds must be wood, match color of house, and have singled roof).

Pat Rogers expressed his thanks to all the board members that spent so much time on the budget and for getting it out on time.

The meeting was adjourned at 9:30 PM
