Minutes
The minutes of the November Annual Meeting were handed out.
Introduction
Rob introduced the current board of directors along with Sallie W. Foster, the property manager with Trenton Property Services, Inc. (TPSI).
Current Events
Highlights
Rob reviewed the highlights of 2004. These included:
January 2004 Underdrain on Timberwolf Court
July 2004 Repairs to Stone Eagle Court (drainage)
July 2004 Hidden Ridge Terrace - crack filler
Sept. 2004 Caulking on Timberwolf Court
Dec. 2004 Drainage on Raccoon will start in December of this year.
The total amount spent for these project is over $12, 000. Therefore, no asphalt paving of any street was done this year.
Budget
The budget for 2005 was handed out and Rob explained each line item and the increase or decreases that was associated with it. Rob also explained that Harford Sanitation increased the tipping fees over 40% this year. He explained that the Harford County Council decided that instead of raising individual homeowners taxes, they would increase the tipping fees instead. This was the major increase for 2005.
Several questions were asked relating to the budget, many concerning the role and function of TPSI.
Rules and Regulations
The final draft of the Rules and Regulations had been mailed to the homeowners along with the annual meeting announcement. These rules were reviewed, finalized, and will be adopted by the board of directors if no written petition is sent to the management company by November 15, 2004. The board will then sign them and a copy will be filed in the Harford County depository.
Community Projects
Jennifer Bergquist explained that there has not been much of a turnout at the functions for the community this year. We will still have a holiday lights contest and a winner for both the singles and the townhouses will be awarded. Much more volunteering is need by the community for the planned activities to work. Please spread the word.
Election of Directors
The ballots were handed out and everyone was told to remove Tom Pearson's name from the ballot and replace it with Rob Furlong's name. In addition to Rob, Sue Perouty, who was unable to attend because she was out-of-town for business, is also running for re-election. There is one vacant position on the board. After much discussion by the board and homeowners, Barb Fisher finally decided to run for the vacant position. Her name was also added to the ballot. The homeowners then voted for three positions and they were handed in to Sallie Foster. Sallie counted the ballots while Rob took questions and answers from the floor.
Question and Answer Session
There were many questions concerning the community that were discussed. The enforcement of the new rules and regulations was discussed along with the plan for the next street to be paved. In addition, the sign and split rail fence are gone on the corner of Stone Trail Drive and Box Hill South Parkway. Sallie to investigate.
Results of Election
Sallie handed the results of the election to Rob. Rob Furlong, Sue Perouty, and Barb Fisher were elected to the board. All will serve a 3-year term.
Adjournment
The meeting adjourned at 9 PM.
