Meeting Minutes
February 19, 2003
Sue Perouty, President of the Box Hill South Homeowners Association called the meeting to order at 7:37 PM. The meeting took place at the offices of Trenton Property Services, Inc. (TPSI) at 126 S. Main Street in the conference room.
Present: Sue Perouty, Rob Furlong, Tom Pearson, Sally Raphel, and Sallie W. Foster with TPSI.
Absent: Joe Kowalski and Stephanie Vancura
A quorum was present.
The minutes of the January 15, 2003 meeting were reviewed. A correction was made regarding who made the motion to add the unused budgeted amount of snow account to the old CD. The motion was made by Rob and not Tom. Minutes approved with that correction.
There was no Treasurer's report since Joe was absent.
Sallie reviewed her Manager's Report.
Action Items:
A check for $6,258.69 was sent to MBNA to add to the existing "snow" CD. This CD was started in 1997 due to the blizzard of 1996 and the resulting high snow bill and special assessment that took place. Since that time, the board has always added any unused portion of the snow budget to this particular CD. This CD is to be used when and if it is needed due to another harsh winter and high snow bills.
Sallie has sent the proposed Rules & Regulations to Mike Mannes for his review. This will take a little time for him to review all the material.
The trash was emptied from the new trashcans at the new playgrounds and new liners put into them. Sallie also found out that there are "mats" that can be placed under the swings so the new mulch isn't disturbed when children swing. The cost of these mats is $150 each.
Bosco, the playground company was paid the remaining payment except for $1,000 or a 10% retainage. This will be paid to them when they complete the grading of the common ground that was disturbed during installation.

The board reviewed the written complaints that were received.

The board reviewed the delinquent accounts.

Sallie instructed to write to homeowner on Raccoon Court who has car up on ramps.
The BIG snowstorm and the plowing of BHS were discussed. Basically the service was good, however, the storm totals were overwhelming and Tri-County could have used additional manpower had it been available. The bills for this snowstorm had not been given to TPSI yet.
A draft of a newsletter from Denise Murphy was received by e-mail. Sue to add her President's Corner and update it a little more.
