THE DEVELOPER:
Ward & Lambdin Real Estate Development Group is active in all aspects of real estate including residential and commercial land development, construction and property management primarily in Harford and Cecil Counties. As a second generation company, its roots can be traced back to the early 1950's through its affiliate Art Builders, Inc. Several thousand residential dwellings bear the mark of this organization in some of the more notable developments including Bright Oaks, Edgewood Meadows, Wakefield Meadows, Glenwood, Country Club Park, West Riding, Gardens of Bel Air South, Box Hill North, Nottingham Fields, Meadows at Bar Kess, and Box Hill South. Commercial activities range from small to medium-sized retail projects, commercial pad sites, and office buildings, including Box Hill Square Shopping Center, Festival at Bel Air South, Bright Oaks Courtyard Office Buildings, Forest Hill Business Center, Hays Street Office Building, Bel Air South Professional Center, Riverside Office Building and Bel Air South Station as well as other freestanding commercial projects.
THE LAND:
The parcel of property now known as Box Hill South originally consisted of 350 acres of beautiful rolling wooded land. It was purchased by our organization in 1965 from the estate of Laurence M. Simmons, a Baltimore investment banker. The focal point of the property is the old Manor House, which sits atop a hill overlooking the lowlands of Harford County, the Chesapeake Bay and the Eastern Shore. The house, which serves as corporate offices for the Ward & Lambdin Group, is a beautiful example of old English architecture at its best. Its 15 rooms are graciously appointed with high ceilings, fine moldings, wainscoting, and many fireplaces. While the house appears older, it was built in the 1920's on the foundation of the home that had burned to the ground a few years before. The original house was built in the late 1700's. There are remnants of the older days in the form of many large boxwoods; hence the name Mr. Simmons gave the property in 1926. Adjacent to the Manor House is an older structure that was built in 1780. It was the one room school house that served as the classroom for the children of the surrounding area.
THE DEVELOPMENT:
Development work in Box Hill South commenced in the early 1980's. As of this date, approximately 200 acres have been developed for residential use. This portion of the original tract includes apartments, townhomes, single family homes, and a site for a future public school facility .The major road networks, as well as public water and sewer, telephone, natural gas, and stormwater management facilities are in place. It is idea11y situated at the intersection of I-95, MD Rts. 24 and 924, which is the heart of the crossroads of the "development envelope" of Harford County. Its proximity to the town of Bel Air, Aberdeen Proving Ground, motels and conference center, as well as the surrounding residential, retail and commercial projects make it the most conveniently located large commercial property in the County.
THE PROJECT:
Box Hill South Corporate Center consists of the remaining undeveloped 150 acre parcel which surrounds the Manor House. The land carries a CI zoning classification which allows for a wide variety of commercial uses. As shown on the Master Plan included in this folder, the site is expected to accommodate a corporate office park and business community of the highest caliber while taking advantage of the gently rolling topography, the wooded terrain and the natural beauty of the views from the higher grounds. Mature trees throughout the property and the natural buffers surrounding the parcel also help facilitate the developer's goal of establishing a first class project in a "campus style" setting. The Master Plan allows for maximum flexibility in order to accommodate multiple uses. Of the 25 separate buildings and parcels shown, approximately half consist of one-story flex, R&D type facilities. The other facilities located on the higher ground consist of low to mid-rise office buildings. The various pad sites can be combined to accommodate larger industrial users if needed.
Furthermore, this plan can be adapted to handle a variety of users, including office, flex, warehouse, light industrial, light distribution, research and development, and other commercial type uses. The plan was structured to allow the most flexibility in situating the buildings and pad, sites, and of course to appeal to a broad group of corporate users. In aggregate, the office space depicted on the Plan approximates one million square feet.
This "campus style setting" will contain (or be adjacent to) many amenities to appeal to the expected four thousand employees who will work here each day. These amenities include public areas, restaurants, day-care centers, health & fitness facilities, conference centers, possible hotel and various retail services. The site will also contain jogging and fitness trails, and nature walkways which will connect the various buildings and lead to the residential areas surrounding the park. To preserve the natural setting of the property, low rise parking structures will be employed where possible leaving more undisturbed space. Great care will be exerted to provide for and protect green spaces. Also, landscaping will be a key ingredient to the first class image of the property .Along with the nature trails, the streams and ponds on site will enhance the setting and establish an environment unique to Harford County .These amenities will be enjoyed by the employees of this complex, as well as the residents of the adjoining communities.
Commercial space for lease will be offered to single users as well as multiple tenants in buildings which the company will own and manage. Ward & Lambdin will also offer "Build to Suit' , services and will sell or lease land to end users. No parcel will be offered to outside developers; only commercial entities who will ultimately become members of this corporate community will be considered. To insure a professional appearance, architectural design guidelines and strict covenants, conditions and restrictions will be placed on the property .These will allow Ward & Lambdin to control the entire development and meet its goal to establish a first class project for Harford County .
