RE: BUDGET AND NEW FEES FOR 2005

The Approved Budget for 2005 is enclosed. There will be increases in several operating expenses for the coming year thus necessitating an increase in the association fees. This approved 2005 budget will be discussed at the Annual Meeting, which will take place on November 9, 2004 at the Abingdon Fire Hall at 7:30 PM in the lower level. We hope to see many homeowners attend this Annual Meeting.

Therefore, the new fees for 2005 are:

Single Farnily-Homes

$25.00/month

Town Homes

$47.50/month

The Board would like to inform all owners that they are continuing to aggressively attempt to collect the monies owed the community through a new attorney. There still continues to be too many homeowners who pay their association fees late. The association needs these fees in order to pay the monthly operating expenses. Please do your part and pay your fees on time every month. The Board is using and will continue to use all means available in order to reduce the delinquent accounts.

 Trenton Property Services, Inc. is now offering a new automatic bill payment system. There are three options for paying your fees:

1) Continue to mail in your check with your monthly coupon -only it will be mailed to a "lockbox" in downtown Baltimore. All checks will be posted to your account the day it is received. This will expedite posting and save time.

2) Sign an authorization form for an "automatic draft" of the money from your checking account each month. These forms will be mailed to all homeowners as soon as possible.

3) There will eventually be a link on the web site where you can pay for your fees "on-line".

These three new options will expedite time and insure more accurate postings.

The monthly board meetings are scheduled for the 3rd Wednesday of every month* at Trenton Property Services office in the boardroom on the 2nd floor. The office is located at 126 S. Main Street in Bel Air, Maryland on the 2nd floor. The meetings start promptly at 7 PM and end at 9 PM. If you would like to attend any of the board meetings, please call Sallie W. Foster, Property Manager, and let her know. She will be happy to make seating arrangements for any visitors.

The board will be electing board members at their annual meeting. The newly elected board members will be announced in the holiday newsletter -or you can email Sallie Foster at [email protected] for the results.
